Termite treatment in Kerala: how drill-fill-seal works and what to ask

By J-Guard Services · Updated 3 November 2026

Subterranean termites come up from the soil and can work unseen inside walls and wooden fixtures for months. Kerala's humidity suits them. The standard treatment for a building that already stands is called drill-fill-seal, and knowing how it works makes it easy to judge any quote.

How drill-fill-seal works

  • Inspection: trained staff inspect the property and map where the infestation is and how it is getting in.
  • Drilling: 12mm holes are drilled at roughly 1.5 ft intervals along the wall-floor junction, at skirting level.
  • Filling: termiticide is pressure-injected into each hole until the soil beneath is saturated, forming a treated barrier.
  • Sealing: every hole is sealed neatly with white cement.
  • Coverage: interior perimeter walls, bathrooms, kitchens and service ducts; wooden fixtures and infestation-prone joints on request.

What the warranty should be

Ask for the warranty in writing before work starts. For post-construction drill-fill-seal treatment, J-Guard gives a 5-year warranty. Pre-construction treatment — applied to the soil while a building is going up — carries an 8-year warranty. A quote that offers no written warranty is a quote to walk away from.

Why it is priced on the plinth area

Termite treatment is priced per sq.ft of the ground floor's plinth area — its built-up footprint — not the total area of a multi-storey home. That is because the barrier is created where the building meets the ground. If a quote is calculated on your full built-up area, ask why.

Which products are used, and are they safe indoors?

Use only termiticides approved by India's Central Insecticide Board (CIB). J-Guard uses Envu Premise 350 SC or UPL Imidagold Plus, which are minimal-odour and approved for indoor use. Ask the technician how long to keep children and pets away from freshly treated areas.

Questions to ask before you book

  • Is it a drill-fill-seal treatment, or only a spray? Spraying visible termites does not stop a colony underground.
  • Which product, and is it CIB-approved?
  • How long is the warranty, and is it in writing?
  • Is the price on the plinth area or the whole house?
  • Will the holes be sealed and finished neatly?

Common questions

How long does termite treatment last in Kerala?

A properly done post-construction drill-fill-seal treatment is covered by a 5-year warranty at J-Guard; pre-construction soil treatment by 8 years. Ask any provider to state the warranty in writing.

Does termite treatment damage floors or walls?

The holes are small (12mm), drilled at the wall-floor junction at skirting level, and sealed with white cement afterwards, so the finish is neat.

Is general pest control enough for termites?

No. General pest control targets cockroaches, ants, spiders, houseflies and silverfish. Termites need their own drill-fill-seal treatment.
